Key Regulatory Impact & Action Points

  • Applies to ready, off-plan (Oqood) and mortgaged properties worth AED 2M+
  • Multiple Title Deeds can be combined to reach AED 2,000,000
  • Appreciated properties below AED 2M purchase price qualify via DLD Valuation
  • Full 10-year family sponsorship for spouse, children and domestic staff

In a major boost for international real estate investors in Dubai, UAE authorities have streamlined the 10-Year Property Golden Visa criteria. Property owners holding one or more properties valued at AED 2,000,000 or above on their Title Deed or official DLD Valuation Certificate can now apply for the 10-Year Golden Visa regardless of the mortgage balance or off-plan payment percentage, subject to a bank NOC or developer Statement of Account (SOA).

What This Means for Dubai Property Buyers

Previously, mortgaged buyers were required to show a specific paid-up equity threshold before nomination. Under the updated directive processed at Brightlink Business Bay HQ (DET Licence No. 1053387), our DLD Taskforce desk secures Golden Visa approvals, 4-hour VVIP medical fitness results, and 10-Year Emirates IDs within 72 to 96 hours for both ready and off-plan investors.
